Redcar sits on the coast at the mouth of the Tees, with the industrial sites immediately to its west. The former steelworks land is now Teesworks, the largest development of its kind in the UK, and it has been through one of the most extensive demolition and remediation programmes the country has seen.

What has replaced it is a mix of energy and manufacturing activity. Net Zero Teesside Power and the Northern Endurance Partnership are constructing carbon capture and storage infrastructure on the site. Offshore wind monopile manufacturing operates at South Bank alongside a heavy lift quay built to serve it. Wilton International, a short distance inland, remains a significant process industry location with its own maintenance and turnaround cycles, and Redcar Bulk Terminal and PD Ports handle activity on the river.

For accommodation, the point is simple. Redcar is a genuine seaside town with a limited stock of property, sitting next to construction demand on a scale the town was never sized for. Supply tightens quickly when a phase mobilises, and it tightens again in summer when holiday demand competes for the same properties.
