Sizewell C is under construction on the Suffolk coast, with a workforce that has already passed 2,000 people on site daily and a peak expected at around 8,000. The difficulty is what surrounds the site. Leiston, Aldeburgh, Thorpeness, Southwold and the villages along this coast are holiday areas, with accommodation priced and structured for tourism. Availability tightens sharply in summer, minimum stay rules cut across working patterns, and very little of it is set up for business booking. Getting a team placed here takes local knowledge and forward planning rather than a last minute search.
Sizewell C has awarded contracts to hundreds of British suppliers, including a substantial share to businesses across the East of England. Those suppliers send their own crews. Demand can come from civils, mechanical and electrical, steel, fit-out and specialist subcontract teams attending for defined packages of work, usually needing parking for work vehicles and the ability to extend as programme dates move.
The existing Sizewell B station continues to operate alongside the new build. Outage, maintenance and refuelling work brings specialist contractors into the area for concentrated periods with fixed windows that cannot move. These bookings tend to be short notice, tightly dated and difficult to place locally without advance planning.
Work associated with the project extends well beyond the main site, including highways improvements on the A12 at Friday Street and Yoxford, and associated infrastructure across the surrounding area. Highways and civils teams working these packages often need to be based between Saxmundham, Woodbridge and Ipswich rather than immediately at the coast.
A project of this scale brings in a steady flow of engineers, inspectors, auditors, regulators, consultants and client side staff attending for days rather than months. These visits need accommodation that is bookable quickly, invoiced to the company, and located sensibly for site access rather than for the view.
Sizewell C is a multi year programme and a proportion of its professional workforce is relocating into Suffolk rather than commuting. Demand can come from staff needing somewhere to live for the first few months while they find something permanent, including family sized properties near schools in Leiston, Saxmundham, Framlingham and Woodbridge.
This is not a market where you turn up and find something. It is a rural coastal area with limited supply, seasonal pricing and holiday letting rules that were never designed around shift work.
